The Four Inspections Every Property Receives

  • 1. Move-In Inspection

    Before a new resident takes possession, a complete photographic walkthrough documents the condition of every room, fixture, and finish. This baseline becomes the reference point for the entire tenancy - protecting both you and the resident at move-out.

  • 2. Periodic Interior Inspection

    Every six months, a coordinated interior inspection checks property condition, identifies needed maintenance, and verifies lease compliance. Residents are notified in advance with proper legal notice and treated with respect.

  • 3. Drive-By Exterior Check

    Quarterly exterior drive-bys spot lawn condition, unauthorized vehicles or modifications, and any visible exterior issues - without entering the property or disturbing the resident.

  • 4. Move-Out Inspection

    At the end of the lease, a side-by-side comparison against the move-in documentation determines what represents normal wear and tear versus damage - giving you defensible, photo-supported reasoning for any security deposit decisions.

Lease Compliance - What We Watch For

 

Periodic inspections give us the opportunity to verify that the property is being used in line with the lease agreement. Common items we document include:

  • Authorized residents only - no unapproved occupants

  • Approved pets only - and verification of any pet deposits or fees

  • No smoking in non-smoking units

  • No unauthorized modifications to walls, fixtures, or landscaping

  • Property used as a primary residence, not as a short-term rental

  • General cleanliness and habitability standards maintained
